There are several NJ Multiple Listing Services (MLS) depending on which region of New Jersey you are searching for your next home.

Are you in the market for a new home in the "garden state"?  From here you can search the MLS listings of properties for sale or rent.  According to the National Association of Realtors, over 70% of home buyers start their home search online.  Searching for properties on the NJ MLS is a good place to start your research for a new place to call home.  This is a convenient way to learn about home prices in the towns and neighborhoods you are interested in.

You'll find a wide variety of architectural styles throughout NJ -- everything from colonial to contemporary, and Tudor to log homes.

If you're looking to purchase a vacation home near the beach, try searching the Jersey Shore MLS.  Perhaps your preference is more for a lakefront cabin for weekend getaways?  You can search for those on the Northern New Jersey MLS.

Are you a real estate investor?  You can find many types of real estate investments listed for sale on the Garden State's MLS... from all types of commercial properties to apartment buildings to single family homes and condos.  You can even find foreclosures.

If you are considering putting your home for sale, the New Jersey MLS is also a good place to start to get an idea of how your competition has their properties priced.  In the current real estate market conditions, it's very important to price your home right from day one, especially if you are listing with a Realtor and it will be on the MLS.  

The first 2-4 weeks a home is listed is when you are likely to get the most activity (home buyers looking at your house) so it's wise to not make the mistake of starting out priced on the high side in the hopes that a prospective buyer will offer at or near that amount.  Home buyers searching the MLS have usually done their homework and are aware of your competition and how it compares to what you have to offer.

Whether you're a first-time home buyer or a seasoned investor, now is a great time to buy due to the unusually high number of homes for sale (creating greater competition among sellers) combined with mortgage interest rates which continue to stay at historically low levels.  The choices are plentiful and there are many good deals to be found.

There are 21 counties in the "Garden State" and NJ is generally broken up into five regions.  The Gateway Region (Northeastern New Jersey) includes Bergen, Passaic, Hudson, Essex and Union County.  The Skyland Region (NW New Jersey) consists of Sussex, Warren, Morris, Hunterdon and Somerset Counties.  The Delaware River Region (southwest NJ) includes Mercer, Burlington, Camden, Gloucester and Salem County.  The Shore Region (central/east NJ) is made up of Monmouth and Ocean Counties.  The Southern Shore Region (Southern NJ) includes Atlantic County (Greater Atlantic City) as well as Cumberland and Cape May County.

You can find MLS listings in NE Jersey cities such as Fort Lee, Edgewater, Englewood, Teaneck, Bergenfield, Paramus, Fair Lawn and others in Bergen County.  You can also search for condos and homes in central NJ towns including Bridgewater, Scotch Plains, Chatham, Morristown, Parsippany or Princeton.  Or perhaps you're looking for real estate in southern New Jersey in cities such as Willingboro, Cherry Hill, or Camden.  If your preference is to live along the Jersey Shore, then consider looking for MLS listings in Long Branch, Point Pleasant, Seaside Heights, Atlantic City, Ocean City, Wildwood or Cape May.
